Why are roof inspections important?

Van Martin Roofing providing a free roof estimate in Trotwood, Ohio. Why are roof inspections important?

While it’s easy to forget, you should schedule a roof inspection at least twice a year: once in the fall and once in the spring as part of your yearly home improvement routine. And with the unpredictable weather in Dayton, it’s all the more reason to have your roof inspected when you are able. In the worst-case scenario, failing to keep up with maintenance could lead to thousands of dollars in repairs!

What You Can Do…

There are problems you can identify yourself when it comes to roof inspection. If you’re uneasy about getting on top of your roof, that’s okay! You can use a pair of binoculars to inspect your roof for any signs of failure or storm damage. Built-up debris can inhibit the flow of rainwater into and out of your gutter. There are more specific things to look out for when performing your own inspection.

Here’s what you want to look for:

  • Curved or warped shingles: Heated and muggy air in your attic can cause this.
  • Patches of moss, lichen, or algae: Any large patches of these could mean there is rotting underneath the exterior.
  • Missing shingles
  • Cracked caulk
  • Rusting on any flashing
  • Damaged rubber boots around vent pipes
  • A damaged or absent chimney cap

If you notice problems like the ones above, it is highly recommended that you contact an expert. If you decide to climb onto your roof be sure to follow all safety measures to ensures you are not injured in the process.  Watch this video to learn how to safely use a ladder.
